Access Statement

The Old Rectory Cottages have been in existence as holiday cottages for approximately 50 years, converted from the old stable block for the Rectory, itself dating back to 1509, set in four acres of mature formal and informal gardens.

PRE-ARRIVAL
We have a comprehensive web site including general information and photographs of the main rooms.   Booking and lettings enquiries can be made via email, online reservations, or telephone.  The nearest train station is Kings Nympton on the Tarka Line. Taxis need to be prebooked. Asda, Sainsburys, Tescos and Waitrose offer a delivery service via their websites.

ARRIVAL AND CAR PARKING
Luggage can be unloaded near to the front door of your cottage. Please see detailed instructions.  Car parking is located to the front of the mews cottages, The Tythe Barn and The Old Rectory.

CHESTNUTS
The path to the cottage from the parking area is covered in pea shingle on top of very old cobble and is approximately five metres of level surface. The key will be left in the door for your arrival. However, it is unusual for us not to meet our guests.
There are two concrete steps to the front door which is 80cm wide and hinged on the right. The entrance leads directly into the kitchen/dining area. To the right the lounge is accessed from the kitchen. To the left is the staircase leading to the upper hall with the twin to the right, double to the left and bathroom at the end of the corridor.
The staircase is 70cm wide.
The hall, staircase, lounge and bedrooms are carpeted with the bathroom and kitchen floors being covered with ceramic tiles. All door frame sizes are at 80cm wide.

HAWTHORNS
The path to the cottage from the parking area is covered in pea shingle on top of the very old cobble and is approximately ten metres of level surface. The key will be left in the door for your arrival. However, it is unusual for us not to meet our guests.
There are two concrete steps to the front door which is 80cm wide and hinged on the right. The entrance leads directly into the kitchen and through to the lounge/dining room on the left. From the lounge, through the sliding patio doors is accessed a slab tiled patio area. To the right of the kitchen is the inner hall leading through to the bunk bed room on the right, the bathroom on the left and the double room directly in front of you at the end of the hall.
The inner hall both bedrooms lead up from the lounge. The hall, lounge and bedrooms are carpeted with the bathroom and kitchen floors being covered with ceramic tiles. All internal door frame sizes are 75cm wide.

LITTLE NYMET
The path to the cottage from the parking area is covered in pea shingle on top of very old cobble and is approximately five metres of level surface. The key will be left in the door for your arrival. However it is unusual for us not to meet our guests.
There are no steps to the front door which is 80cm wide and hinged on the right. The kitchen/dining leads through an arch and one small step to the lounge. To the left of the lounge a door leads through to interconnect with Nymet Mews. This is locked when not in use. To the left is the staircase leading to ensuite double bedroom. The staircase is 80cm wide.
The hall, staircase, lounge and bedrooms are carpeted with the bathroom and kitchen floors being covered with ceramic tiles. All door frame sizes are at 75cm wide.

NYMET MEWS
The path to the cottage from the parking area is covered in pea shingle on top of very old cobble and is approximately five metres of level surface. The key will be left in the door for your arrival. However it is unusual for us not to meet our guests.
There are two steps to the front door which is 80cm wide and hinged to the right. The kitchen leads through to the open plan lounge and dining area. At the bottom right of the lounge a door leads through to interconnect with Little Nymet. This is locked when not in use. To the right is the staircase leading to the upper hall with the triple to the right, double to the left and bathroom at the end of the corridor and the staircase is 70cm wide.
The hall, staircase, lounge and bedrooms are carpeted with the bathroom and kitchen floors being covered with ceramic tiles. All door frame sizes are at 75cm wide.

THE TYTHE BARN
The path to the cottage from the parking area is covered in pea shingle and is approximately five metres of slightly sloped surface leading on to the slated patio area.
The most convenient parking for the Tythe Barn is either directly in front of the Cottage or additional parking is available in the bay on the opposite side of the driveway.
There is one threshold step to the double front french doors which are 150cm wide and hinged to the right and left, opening centrally. This access leads through to the open plan lounge, dining and kitchen area which are all on one level with no steps. A 100cm archway leads through to the wet room, double bedroom and utility room. There is an additional access door from the Utility room which is 80cm wide, hinged on the right and of the stable variety with one small step to the outside shingle pathway. All doors downstairs are 80cm wide.
In the middle right of the lounge an 80cm wide oak staircase leads to the upper hall with the triple bedroom to the right, double to the left and further bathroom in the middle.
All floor living areas downstairs are covered in natural slate or marble tiles. Bedrooms up and downstairs are carpeted. The bathroom floor upstairs is covered with marble tiles. The finish of the staircase is natural oak.

WOODLANDS
The path to the cottage from the parking area is covered in pea shingle on top of the very old cobble and is approximately 15 metres of level surface followed by a downwards slope of moderate gradient to a slated patio that partially surrounds the property. The key will be left in the door for your arrival. However, it is unusual for us not to meet our guests.
There is a small concrete steps to the rear front door which is 80cm wide and hinged on the right. The entrance leads directly into the hall which has a door of 1 metre wide and through to the lounge/dining room and a door of 80cm leading to the bathroom. The flooring of the whole of the internal downstairs is slate.
The lounge, dining area and kitchen are on one level and open plan. The is a double stable door leading to the patio which is accessed by one small step.
The upstairs is accessed by an oak staircase. At the top of the stairs access is gained to the first bedroom following through an 80cm door to the second master suite. The floors are carpeted.

ANNEX
There are no steps to the front door which is 80cm wide and hinged on the right.
The main entrance and hall lead to the kitchen on the left, bathroom to the left and up one small step to the lounge/dining room to the right. From the lounge, through double French window doors is accessed a slate tiled patio area. The metal spiral staircase to both bedrooms leads up from the lounge. The staircase is 60cm wide. At the top of the staircase is the double bedroom with the twin bedroom leading off. The hall, lounge and bedrooms are carpeted with the bathroom and kitchen floors being covered with ceramic tiles. All door frame sizes are 80cm wide.

PLAY AREA, SWIMMING POOL AND SUN TERRACE
These are accessed by either all or part of the pea shingle paths or uneven cobble. The play area has a wooden play tower, with climbing wall, sandpit and slide. The ground area is covered with wood bark chips. A wide slabbed path of four large steps leads further to the swimming pool. The pool is accessed through a combination locked door onto a lime stoned pool surround. The pool is accessible by ceramic tiled shallow steps. There are no hand rails. The sun terrace area is slabbed.

THE GARDENS
The gardens are laid mainly to lawn with the mixture of flat and soft sloping areas. All pathed areas throughout the gardens are a mixture of pea shingle and very old cobble.
